building construction

The basic structure of the building consists of a system of cross laminated timber (CLT) walls and ceilings made of solid wood with a thickness of 10 and 16 cm combined with steel profiles and a reinforced concrete base plate with a thickness of 18 and 20 cm.

The roof consists of a skeleton system of wood and steel beams and cross laminated timber panels for additional stabilization.

The interior is partially covered with drywall with a thickness of 12.5 cm (double planked) and prefabricated staircases made of steel beams and wooden treads.

Taking into account ecology and durability, we have chosen a high-quality thermal insulation made of wood fiber insulation boards with a thickness of 14 cm. Another special feature is the ventilated facade with the final coating of charred spruce cladding boards from the brand manufacturer Degmeda. Yakisugi is a traditional Japanese method of wood preservation in which the surface of the wood is lightly burned without burning the entire piece. This makes it waterproof, fireproof, durable and long-lasting. In addition, the choice of the final cladding of burnt wood is also ideal because it gives the overall object a particularly refined and exclusive overall appearance.

The flat roof is thermally insulated and equipped with UV-resistant waterproofing made of polyurethane. The accessible part of the roof is laid with high-quality natural stone slabs with a thickness of 2 cm on height-adjusting supports.
The part of the roof that cannot be walked on is covered with a layer of gravel and laid out in the form of an extensive, maintenance-free green roof with a waterproof and acid-proof polyurethane layer. Trough honeycombs for water storage, so that the plants do not dry out, make the green roof maintenance-free.
A 30 cm wide gravel bed strip improves the drainage of rainwater.

atrium and ventilation

In addition to the goal of providing natural ventilation throughout the residential unit, an aesthetic connection between the interior and exterior is also created. Each residential unit has an atrium that creates a visual fusion of the two areas. This element underlines our intention to give all residents the impression of always being in the middle of a "green oasis".

The ventilation system with heat recovery involves the exchange of internal exhaust air with external fresh air, transferring the heat from the exhaust air to the fresh incoming air.

In this way, we reduce CO2 emissions and at the same time ensure that the entire living space is always supplied with fresh air without losing heat from the heated rooms.

The ventilation system also contains a filter system that prevents the penetration of pollen and dust, thus ensuring significantly higher air quality.

windows and doors

Particular emphasis was placed on daylight as well as emphasis on outward and all-around views. Therefore, we use large aluminum windows over the entire room height of 2.75 meters. The aluminum profiles are double-glazed and reinforced and covered with Clima Guard Solar coating (high solar absorption in summer and higher heat permeability in winter). This allows us to dispense with other forms of shading, so that the window fronts can blend aesthetically advantageous with the exterior facade.

This is another example of the perfect balance between high technological standards and exclusive aesthetics.

The amount of daylight that enters through the glass walls further refines the living space, making it noticeably endless.

Further security is provided by the burglar-resistant entrance door made of aluminum and solid oak elements, equipped with a lock with triple locking and concealed hardware. The interior doors have an extra height of 2.30 m and are equipped with magnetic locks as well as hidden hinges (butt hinged).

In order to maximally support the green areas and the character of a green oasis, high retaining walls were avoided as far as possible. Instead, the principle of "reinforced earth" was used to ensure the necessary slope stabilization.

The external staircase, made of galvanized steel, as well as the access roads are paved with concrete paving stones.

Natural tones in the paving and steps provide a harmonious play of contrasts in conjunction with the building facade and green plants.

Each residential building has a double garage with direct access to the apartment (Penthouse Residence) as well as two additional carport outdoor parking spaces (Garden Residence), which can also be subsequently closed as garage spaces.

heating and cooling

The heating and cooling energy source is a heat pump with various supplements (air conditioning, ventilation system with heat recovery) from the manufacturer Vaillant.

The heat pump works on the principle of using renewable energy sources, which at the same time has a positive effect on CO2 emissions.

Since the heat pump uses the existing outside air to heat and cool the living space, heating costs can be reduced by up to 75%.

Each residential unit has underfloor heating and cooling. The entire system can be controlled via a wall-mounted controller (Vaillant sensoCOMFORT) and via a mobile app.

electrical installation and photovoltaic system

Worldwide, the requirements for a climate-friendly energy supply are increasing. By installing a photovoltaic system, we additionally contribute to environmental protection, but most importantly, we save additional energy and money in times of rising electricity costs, thus reducing your dependence on the energy supply.

Each apartment has a separate meter for electricity consumption. Exterior and entrance lighting is provided by lighting with motion detectors. The intercom has video and audio function.

sanitary ware and ceramics

Bathrooms are equipped with high quality sanitary ware - Laufen sanitary ceramics complete with Grohe equipment (concealed installation) and Tece sanitary system and floor heating.
